Exploring Owner’s Representative Services at KEITH

The Florida municipal market is experiencing tremendous capital growth with large ($20M+) capital projects dotting current fiscal year budgets and 5-Year Capital Improvement Plans. Municipalities are leaning on the private sector for staff augmentation to effectively manage these large and intricate projects by soliciting for Owner Representative Services. KEITH is currently providing Owner Representative Services which allows us to serve as an extension of the project owner and properly guide the project through completion. By providing leadership, guidance, and expertise needed throughout the duration of the project, KEITH protects the Owner’s interest from project inception to project closeout.

KEITH provides project preconstruction planning, on-site representation, and essential oversight to ensure that construction progresses in accordance with contract drawings and specifications, on time, and within budget. As the Owner’s Representative, KEITH serves as the principal point of contact for designers and contractors. This involvement leads to:

The key benefit for the municipal clients is reduced risks, optimized costs (value engineering) and enhanced project outcomes. KEITH is actively providing Owner’s Representative services for municipal clients including the Fort Lauderdale Downtown Development Authority (DDA) and City of Delray Beach.

For both clients, we have assisted with contract negotiations to procure the construction manager. For the DDA, we provided a drawing audit which identified several key constructability issues and proposed alternate civil designs which resulted in significant cost savings. Our Owner’s Representative team continues to monitor construction and cost controls on this project and assisting the owner with design coordination, procurement coordination, and project oversight.
